<p>Specifically if you decide to rent out you house then the property will need to comply with the Regulatory Reform (Fire Safety) Order 2012. The article highlights that if anyone pays to stay in a property as anything other than a permanent residence and they pay rent then you need to comply with the Regulatory Reform (Fire Safety) Order 2005.</p>
<p>This includes completing a fire risk assessment on the property but also ensuring that you follow basic fire safety tips such as:</p>
<p>Ensure that adequate fire detection, fire warning and fire fighting equipment is in place Install and regularly check <a title="smoke alarms" href="http://codered-fire.co.uk/smoke-alarms/useful-guide-glasgow-extinguishers/">smoke alarms</a></p>
<p>Planning escape routes and making sure that routes are identified and kept clear at all times. Remember that there will be more baggage in your home so these could end up in escape routes.</p>
<p>Have a means of fighting the fire i.e. <a title="fire extinguishers" href="http://codered-fire.co.uk/blog-fire-assessments-training-extinguishers/">Fire extinguishers </a> and ensure that they are suitable for purpose and that they are maintained. Most people opt for dry powder fire extinguishers but please read the blog post to help you choose whats suitable for yoru premises. It&#8217;s always worth having a fire blanket also in your kitchen.</p>
<p>Also make sure that you and your visitors follows basic fire safety advice:</p>
<ol>
<li>Do not overload electrical sockets. Have a look at any foreignelectrical equipment and that any power converter adapters are suitable.</li>
<li>Keep matches and lighters in a safe place.</li>
<li>Ensure that all lighted materials (such as cigarettes etc) are disposed off and extinguished properly.</li>
<li>Keep an eye on existing habits and new habits from any visitors in your kitchen and look again at all cooking equipment for poor wiring and cleanliness.</li>
<li>We know that most people will enjoy socialising in and around the games so please try not to cook or smoke in your accommodation afterwards as alcohol has been proven to increase your risk.</li>
</ol>

<h3 style="text-align: left;"><span style="text-decoration: underline;">How many smoke alarms do you need?</span></h3>

<li>It usually takes a few minutes to install your smoke alarm yourself - just follow the manufacturer&#8217;s instructions that come with it.</li>
<li>The best place for your smoke alarm is on the ceiling, near or at the middle of the room or hall.</li>
<li>The alarm should be at least 30cm (one foot) away from a wall or light.</li>
</ul>
<h3 style="text-align: left;"><span style="text-decoration: underline;">Maintaining your smoke alarm</span></h3>
<p>To keep your smoke alarm in good working order, you should:</p>

<li>Test it once a week, by pressing the test button until the alarm sounds</li>

      <p>Two years ago the law changed in the UK, and now all British Businesses have a legal duty to carry out a Fire Risk Assessment on their place of work. If you are wondering whether it applies to your workplace, I can tell you that it does, unless you work at home, offshore, in a field, in the air or down a borehole!</p>
<p>The law which covers this is the <a onclick="javascript:_gaq.push(['_trackPageview', '/outgoing/article_exit_link']);" href="#" rel="nofollow">Regulatory Reform (Fire Safety) Order 2005</a>, which came into effect in 2006 for England, Scotland and Wales (and 2008 for Northern Ireland).</p>
<p>But if you aren&#8217;t fully up to speed or haven&#8217;t yet done a Fire Risk Assessment, there&#8217;s no need to panic! With little help and advice it is a logical process that anyone can carry out.</p>
<p>The law now says that a &#8220;Responsible Person&#8221; must be designated or all workplaces, and that this person has to undertake a Fire Risk Assessment. If your organisation employs five or more people, you also have to record the findings of your assessment.</p>
<p>A Responsible Person is defined as the owner, or person in control of the workplace. If you share a building with other organisations, the responsibility may be shared among several people. If you have responsibility for the other people in your organisation, it is safe to assume you will be the Responsible Person, even if other people are too.</p>
<p>It is an often quoted statistic that over 70% of businesses involved in major fires either don&#8217;t reopen or fail within three years.</p>
<p>While I can&#8217;t actually trace this statement to its source, it certainly sounds plausible. Whether it&#8217;s strictly accurate or not, a fire is something your business will definitely be a lot healthier without. We are all doing these Fire Risk Assessments because of the law, but it is actually just giving a formal structure to what we should be doing anyway in the best interests of our businesses.</p>
<p>Unless you have a particularly large or complex business, there is no reason why you can&#8217;t carry out your own Fire Risk Assessment with relative ease. <p>Based on this unsatisfactory level of compliance with the Regulatory Reform (Fire Safety) Order 2005 -(Fire scotland Act 2005 in Scotland), Fire and Rescue Services have issued businesses with 34,500 informal notifications, 3,200 enforcement notices, 442 prohibition notices and 84 alterations notices.</p>
<p>And fire authorities prosecuted 43 per cent more organisations last year for failing to comply with any part of the order.</p>
<p>Andrew Couch, health and safety consultant for ARMS, said: “Though fire service audits increased 20 per cent last year and the number of enforcement notices has fallen, satisfactory compliance rates have remained virtually unchanged in the past two years³.</p>
<p>“As the figures show, this is not going unnoticed by the authorities and is leading to enforcement action. And an increased level of audit activity focusing more on higher risk premises such as care homes, hotels and hospitals will bring more and more firms under the spotlight.”</p>
<p>Successful prosecutions can lead to significant fines.       <p>In the litigious society we live in, risk assessments have become as necessary for businesses as remembering to stock up on pens. Every business is liable from multi-billion pound corporations to &#8216;mom and pop&#8217; outfits.</p>
<p>Smaller companies often choose to do these risk assessments themselves although larger companies often choose to outsource it to Health and Safety experts to minimise any potential risks.</p>
<p>In this kind of situations being the smallest company can be extremely hazardous. Even though you stand a much lower risk of being at the receiving end of litigation it can be very hard to be able to be objective and look through a critical eye at a workplace.</p>
<p>A businesses obligation as far as health and safety goes is not necessarily to remove all element of risk but to protect you, employees and members of the public as far as is &#8216;reasonably practicable&#8217;.</p>
<p>A basic risk assessment has 3 major stages:</p>
<p>Identifying the hazards and who is at risk from them.</p>
<p>Decide what course of action is required depending on the degree of risk.</p>
<p>Implement any necessary precautions and make a record.</p>
<p>Once these are complete a regular review is required to ensure that the original assessment was correct and to account for any changes in the workplace.</p>
<p>There are 3 main divisions of hazards:</p>
<p>Environmental hazards: such as pollutions i.e. smoke, grit or dust.</p>
<p>Activity hazards: a hazard that may result from a activity a worker must perform i.e. repetitive strain injury.</p>
<p>Workplace hazards: a hazard resulting from the location or layout of the workplace.</p>
<p>There are thousands of potential workplace hazards, a list of the easy to overlook ones include:</p>
<p>The adequate storage, handling and disposal of potentially hazardous chemicals</p>
<p>Faulty electrical equipment</p>
<p>Loose cabling</p>
<p>Insufficient rest breaks</p>
<p>Wet, slippery, unclean or badly surfaced floors</p>
<p>Poorly lit areas</p>
<p>Inadequate Ventilation</p>
<p>Poorly designed workstations</p>
<p>Inappropriate training or procedures</p>
<p>To help identify all potential hazards in a small company it is useful to get all staff members involved to help to get a range of views on the risks they may face in their day to day jobs.</p>
<p>Once risks are identified classify them as low, medium or high risk. High and Medium risk problems will need to be dealt with immediately. While low risk may require the implementation of new training, procedures or possibly no action at all if current safety precautions are adequate.</p>
<p>Taking steps to minimise the risk of workplace injury may include replacing old equipment, introducing new procedures, modernising training etc. Any hazardous materials that have been identified may be reduced as a risk by replacing it with a less hazardous substance, using it in lower quantities, introducing protective equipment/ clothing or reducing the amount of time people are exposed to it.</p>
<p>In a company with fewer than 5 employees it is not a legal requirement to have a written risk assessment, however it may be beneficial in many circumstances to ensure liability is kept to a minimum and that any future risk assessments have a previous basis to work on. It is a good idea to do an annual review to ensure any new equipment, personnel, procedures or premises changes are accounted for.</p>
<p>Often companies will carry out risk assessments after an accident to ensure that it is not a hazard for which they are liable or that could be a danger to another employee or member of the public.</p>
<p>Risk assessments should be a vital part of your business practices regardless of whether you are going it alone or hiring in a professional Health and Safety company. They protect you as a company in the short term, in the case of litigation and, in the long term, by protecting the health and well being of everyone who steps foot in your businesses workplace.</p>
<p>Done properly, they can nip a problem in the bud. Done badly, they can leave you open to a variety of problems. In a choice between a comprehensive risk assessment or the cost of hiring a good solicitor to sort out all the problems created; the assessment will always be the money better spent.</p>

<p>A fire has gutted a kitchen at River Cottage HQ, the famous home of TV chef Hugh Fearnley-Whittingstall.</p>
<p>The fire broke out around 10.15 pm on Tuesday night in the events barn, which also contains a kitchen for the River Cottage’s cookery school.</p>
<p>Five appliances initially attended the incident, with firefighters requiring a further two to be called for water supply. The barn contained ten ovens for the cookery school, all of which had their own individual gas cylinders, and two large propane tanks in the building were also involved in the fire.</p>
<p>Hugh Fearnley-Whittingstall himself was believed to be out of the country filming for an upcoming television programme.</p>
